Travel Weekly's Mexico E-letter: Oct. 11, 2006

DEVELOPER DONALD TRUMP and Los Angeles-based real estate development company Irongate Development announced they will build a luxury condominium-hotel in northern Baja, Mexico, about 30 minutes by car from San Diego. Construction is scheduled to begin later this year, with completion of the first of two towers scheduled for late 2008. A development cost was not disclosed. Trump Ocean Resort Baja will be situated on cliff-side real estate in Punta Bandera. It will consist of 526 rooms in studio-, one-, two- and three-bedroom configurations, priced from the mid $200,000s to more than $1 million. Plans call for the units to be rented when not in use by owners. Trump Ocean Resort Baja will include several restaurants and bars, an infinity-edge pool and family pool, a spa and fitness center, walking trails and an owner's concierge.

THE TRUMP OCEAN RESORT BAJA is part of a real estate boom in Mexico that has been led by "fractional ownership" properties that enable buyers to purchase a piece of a condominium, hotel or home. Real estate is a hot sector in Mexico, as changes in Mexican law have eased buyers' concerns about purchasing real estate in the country. Major U.S. companies have begun offering mortgages and title insurance. According to the Mexican government, foreign investment into Mexico is on track to hit $20 billion this year, up from $17.6 billion in 2005.

PLAYA HOTELS & RESORTS, the company formed earlier this year by Grupo Barcelo, said it acquired the 357-room Gran Costa Real Resort & Spa Cancun for an undisclosed sum. The property will be managed by Barcelo Hotels & Resorts and will be re-branded the Barcelo Costa Cancun Hotel. The all-inclusive property is a Mediterranean-style hotel overlooking Playa Linda. It features five restaurants, a spa and fitness center and meetings facilities. Playa Hotels said it plans to refurbish and enhance the property "in the coming months." This is the sixth hotel that Playa Hotels owns in Mexico. The others are the Barcelo Tucancun Beach Hotel in Cancun; the Barcelo Premium La Jolla de Mismaloya in Puerto Vallarta; the Barcelo Premium Ixtapa; the Barcelo Premium Huatulco; and the Barcelo Premium Karmina Palace in Manzanillo.
