HRI Properties won a bid to build a tower in downtown Tampa that will combine 225 luxury residences with a 223-room Hyatt Centric Hotel.

"Tampa appeals to us," said Gary Gutierrez, COO for New Orleans-based HRI. "It's an extremely livable city that's affordable, has a good cost of living and unemployment rates below the national average."

Similar mixed-use projects by HRI Properties are the LTV Tower Apartments atop a Hilton Garden Inn in Dallas and Strand Apartment and Aloft Hotel in New Orleans. In each of these models, the residences claim the upper floors, the hotel the mid-floors and parking, arrivals and a full-service restaurant and bar are on the lower levels.

The Tampa project, expected to break crowd in the third quarter of 2017, will have a rooftop pool, cabana and fitness center as well as 10,000 square feet of meetings space. Visitors to downtown Tampa will be able to access the parking garage as well as the hospitality areas of the development.

"The city received very attractive proposals from three very qualified teams, and after careful analysis, HRI's proposal offered exactly what the City of Tampa was looking for," said Tampa Mayor Bob Buckhorn. "HRI offered not only a vision of what would add to Tampa's burgeoning downtown but also offered an attractive purchase price, density and innovative design."

"We have a need for high-end, quality rooms that business travelers, in particular, are looking to stay in," sid Patrick Harrison, chief marketing officer of Visit Tampa Bay. "And I think that's what this project will deliver.
