LAS VEGAS --
Conrad Hotels, the luxury brand of the Hilton family of hotels, and
Majestic Resorts will break ground early next year on the Conrad
Las Vegas, an all-suite property to be located on the Strip.
Conrad officials
had signed an agreement earlier this year with Majestic Resorts to
operate and manage the property, which is expected to debut about
two years after construction begins next year.
The agreement is
not unusual for the hotel brand, which is in the business of
managing hotels, not owning them, according to Clem Barter,
president of Conrad Hotels.
The two-tower
property will be located toward the north end of the Strip, on the
site of the historic La Concha Motel near the Hilton Las Vegas and
the Las Vegas Convention Center.
The 378-suite
hotel will emphasize recreation and relaxation, Barter said, and as
such, it will feature a spa as well as an Olympic-sized, heated,
outdoor swimming pool.
We are looking to
have a well-known, branded spa, Barter said. There will be a lot of
water features in the building -- different levels of pools. And
next to the pool area, in the cabanas, guests can have treatments
if that is what they desire. We also will have a fitness area, but
we are looking more toward relaxation.
The property also
will offer Majestic Court -- a type of marketplace with
restaurants, bars and entertainment.
Were already
talking to the better-known chefs in the U.S. and [abroad] to
attract them to that dining area, Barter said.
Other features of
the hotel will include a fully staffed business center, 13 meetings
and boardroom facilities and one main and one junior ballroom --
all told, about 30,000 square feet of meetings facilities, Barter
said.
Features will be
designed to appeal to the small-meetings market, which could mean
anywhere from 10 to 200 people, he said.
Having this
product -- an all-suite hotel and spa whose emphasis is on
relaxation and recreation -- [will help us to pursue] the top end
of that market.
In addition to
the hotel suites, Barter said, the Conrad will feature
approximately 150 luxury residences that people can
purchase.
They can either
live there year-round and have full hotel services, or they can put
[residences] into the hotel inventory and we will rent them on
their behalf.
