JOST VAN DYKE, British Virgin Islands -- The six-room Sandcastle Hotel, home of the legendary Soggy Dollar Bar and birthplace of the lethal rum-based concoction known as the Painkiller, is up for sale with a starting bid of $3 million.

Prospective buyers "will be carefully evaluated" and must agree to preserve and protect the hotel's natural setting and "personality" on White Bay, according to a Tortola accountant who is assisting with the sale.

The husband-wife team of Bruce Donath and Debby Pearse have owned and run Sandcastle for nine years, but the beachfront property has been a cherished spot since the 1970s for travelers in search of a true Caribbean retreat.

The four-square-mile island, with 211 residents, got electricity and phone service only within the last 10 years. Guests arrive at Sandcastle by boat; drop anchor in White Bay and wade ashore as there is no dock. How do you think the Soggy Dollar Bar got its name?
