Mandarin Oriental Makati, Manila, is scheduled to open late 2026 above the city’s urban park, Ayala Triangle Gardens. The move marks a return for the luxury brand to the city; it previously had a property there from 1976 to 2014 that served as a business and social hub for Manila.
The hotel’s website shows reservations opening on December 14, 2026.
All told, there will be 275 rooms and suites, a spa and wellness floor, five dining and bar outlets, and a collection of event spaces designed for celebrations, business gatherings and cultural occasions.
Key move for Mandarin Oriental
Laurent Kleitman, group CEO of Mandarin Oriental, said that the brand’s return to Manila marks an exciting new chapter. “Its addition further advances Mandarin Oriental's strategic growth across Southeast Asia, strengthening our presence in the region's key gateway cities and deepening our connection with one of the world's most dynamic travel markets,” said Kleitman.
The hotel, which is being developed in partnership with Ayala Land, one of the Philippines' leading property developers, is located within Makati, Metro Manila's cosmopolitan financial and lifestyle district.
That puts it close to Greenbelt's mixed-use business and entertainment district with multiple luxury retail and dining destinations, restaurants and cocktail bars, galleries, neighborhood cafés and the Salcedo and Legazpi weekend markets.

With a nod to the trend for multigenerational travel, the hotel’s accommodations have flexible configurations to suit various needs. Entry-level Deluxe Rooms begin at 538 square feet, and have panoramic city and park views, walk-in wardrobes, and separate bath and shower areas.
For families and groups traveling together, the hotel has connecting room options as well as dedicated Family Deluxe Rooms and Suites, each with large living spaces, vanity desks and large bathrooms.
Club accommodations have access to the Mandarin Oriental Club Lounge alongside 24-hour dedicated butler service.
Dining and spa options
Mandarin Oriental Makati, Manila's dining options will reflect a mix of contemporary Cantonese, Filipino and international cuisine and craft cocktails.
Spanning 8,610 square feet, the Spa and Wellness floor overlooks Ayala Triangle Gardens; its amenities include and 82-foot outdoor swimming pool. Signature therapies will draw on the ancient healing traditions of the Philippines, including Hilot, the indigenous practice of therapeutic massage and energy realignment, and Sukob ng Manggagamot, which weaves spiritual ritual with herbal medicine and native botanicals.
